Capstone Real Estate Investments (“CREI”) is always actively looking for opportunities to deploy capital on student housing assets across the United States.  

 

Unique Buyer.  In the highly competitive and growing student housing space, CREI possesses three unique attributes that set us apart from other buyers in the industry: 

Internally Capitalized.  CREI is one of the few internally capitalized companies in the student housing space.  As a result, we are not subject to restrictive buying criteria or any formal approval process like most of the institutional investors in our industry.  This enhanced autonomy and flexibility offer CREI the ability to: 

  • Consider a broader range of markets and assets,
  • Quickly evaluate properties and prepare aggressive offers for sellers, and 
  • Be much more accommodating to a seller’s unique needs.   

Vertically Integrated.  CREI is a vertically integrated company with internal divisions for acquisitions, development, finance, construction, marketing as well as property and asset management.  These “in-house” capabilities coupled with being internally capitalized have enabled CREI to develop an incredibly efficient end-to-end process. This not only allows CREI to act more quickly and decisively but, more importantly, bolsters our confidence in the property valuations that we present to sellers.  

Repositioning Specialist.   CREI strongly believes that acquiring and repositioning underperforming assets is an artform, not a science.   Understanding that every market and asset has a unique “story”, CREI excels at determining how an underperforming property can be efficiently transformed to meet its full economic potential.  This “outside the box” approach enables CREI to place higher values on struggling assets than traditional market valuation methods.   

 

General Acquisition Criteria

CREI will consider any student housing asset that meets the following criteria:

  • Preference of 200 or more bedrooms with no maximum.
  • Located near a public or private university or college with 8,000+ enrollment.  

CREI has also acquired and will consider other asset-types including fractured condominiums, hotels, as well as conventional, senior and low-income housing.
